The challenge

A 9-unit inn in a northern four-season lake market was selling late and cheap. Most guests booked within a few days of arrival, and nightly rates sat well below what the property could earn.

Our approach

We set up dynamic pricing in PriceLabs across all nine units, benchmarked against the market's top performers. We positioned the lakefront cottage as the flagship and priced every unit for its own guest, rebalanced distribution across Airbnb, Booking.com and the direct site so no single channel carried the inn, and ran the inn's digital marketing alongside pricing, so demand and rates were managed together.

The outcome

Revenue rose 51% from January to May, year over year. The average nightly rate rose 39%, and guests now book about two weeks further ahead.
